What Does Commercial Roof Damage Look Like?

Your roof is one of the most important pieces for your building to stand strong. There can be many causes of damage to your roof including extreme weather, defective draining, or aging. The best thing you can do to ensure your roof protects your building and lasts long is to have routine checkups and maintenance done. During a roof inspection, roofing contractors are looking for one of these four signs of damage.

Loose Flashing

Flashing is put on the edges of the roof to protect areas where moisture could get in. Metal flashing is nailed down and should be sealed tight. When the flashing has come loose or fallen off, this could lead to water damage inside of the building. Flashing can commonly be seen around vents or chimneys.

Weak Appearance

The look of your roof will tell the contractor a lot! If your roof looks aged and is showing cracks, bubbles, or bald spots, this would be a quick sign that itneeds maintenance. Each of these signs would be showing a weak spot on your roof that could lead to water damage inside.

Puddled Water

After heavy rainfall, it is not abnormal for water to pool on a flat roof. If this water remains  for 2 days or more, this is a sign of an issue such as poor drainage. If pooling happens in a recurring spot, this is a sign your roof has started to sink in. If not repaired, this could lead to catastrophic damage in the future.

Water Stains and Mildew

To properly inspect a commercial roof the contractor will also look inside the building for any signs of water damage. Mildew and water stains on the ceiling are a quick way to identify a roof leak.

The best way to stay ahead of roof damage is to have annual inspections and keep up with maintenance recommended by your contractor. If you’re looking to get started with a roof inspection, contact us today at roofprosflorida.com or call us at 888-844-4245!
