Flashing is a material installed that creates a water-resistant barrier between joints. Joints usually refer to areas like vents, chimneys, and skylights. After installation, water should run down the side of the flashing and find its way off the roof. It helps reinforce the roof and prevent leaks. Just like shingles, flashing protects critical areas of a roof and keeps the system watertight.

You get roof leaks! And once you have a leak, you have a problem. Leaks lead to wood rot and sometimes even dense collapse! Roof leaks also can encourage mold growth and cause major water damage.

Tear in the flashing

Our team was recently called out to a home located in Jacksonville, FL to fix a water leak. The homeowner originally thought the water was entering their home through a window. 

What was actually causing the problem was a pinhole tear in the flashing. The tear was so tiny that you almost can’t see it in the picture above. Due to the water leaking in from the roof (and not the window) for such a long time, the total damage to the attic, roof rafters, insulation, ceiling, and interior of the home was almost $75,000

Sometimes you don’t even know that you have a leak!
